Rent-Free Cafe Opportunity

Like many other suburbs in the rapidly-growing City of Melton, the population of Aintree is on a fast growth trajectory. The Woodlea development in Aintree is a tight knit community of currently 14,500 residents (and counting), with unbeatable infrastructure and facilities ready for residents to enjoy.

Living in Woodlea puts families and new residents in the heart of a thriving community, with amenity rich facilities to enjoy from day one.

As part of their community development strategy, Woodlea is offering a rent-free café, situated in the display village.

Currently under development, he Display Village on Recreation Drive, Aintree, will open in late 2024. The café will be integrated into the new state of the art Sales Hub.

Woodlea are looking for operators that are passionate about hospitality, want to make a positive community impact and who are committed to supporting the trading hours of the Sales Hub and Display Village, seven days a week, 8am until 4pm.

There is some flexibility around the details of the terms, but to be considered interested parties will need to submit their EOI as soon as possible.

The life cycle of the display village is expected to be between four to five years with longer lease options available once the display village closes and the Sales Hub converts to a veterinary clinic.

The café space has been designed as a coffee bar, with grab-and-go food menu and limited indoor/outdoor seating.

Its location opposite the soon to open Active Open Space (soccer fields), large dog park, a Council-managed indoor sports stadium and proximity to Yarrabing Secondary and Dharra Schools, puts future operators into a promising geographic position to be successful with their venture long term.

Construction of a new Council community centre and the proposed Aintree North Primary School will provide further benefits to the successful operator.

To submit your Expression of Interest please email Claire Mouser, Community Development Manager, at claire.mouser@woodlea.com.au.
